Terms of engagement: tax depreciation schedules
These terms apply when you order a tax depreciation schedule from AussieQS (De Fonseka Pty Ltd as trustee). Ordering online, by email or by phone means you accept them.
What you get
- A tax depreciation schedule for one property, covering Division 43 capital works and Division 40 plant and equipment for 40 years, under both the diminishing value and prime cost methods, delivered as a PDF.
- Prepared by a Certified Quantity Surveyor from the information, photos, video and documents you supply, with a site visit where we consider one necessary.
- A free eligibility check before you pay: if we consider a schedule is not worth doing for your property, we tell you and no fee is charged.
Fees and payment
- Standard residential schedule: $600 including GST. Additional properties ordered together: $500 each. Express (2 business days): add $100. Complex, commercial and renovation reports are quoted before work starts.
- The invoice is issued after the eligibility check. Payment is by bank transfer and the report is delivered after payment is received.
- The fee is a tax-deductible expense for an investment property; check with your accountant.
Turnaround
Standard delivery is 3-5 business days after payment and receipt of all the information we need. Delays in supplying information extend the turnaround.
Your responsibilities
You must supply accurate information about the property, its purchase, its construction and any renovations. The schedule relies on that information and on our professional estimates of construction costs where records are not available.
Use of the report
The schedule is prepared for the named client and their registered tax agent for the purpose of claiming capital allowances on the property. It is not a valuation, a building inspection or financial advice, and it must not be relied on by anyone else without our written consent.
Amendments
Corrections arising from our error are made at no charge. Changes arising from new or corrected information from you, or from a change in ownership or use, are quoted.
Liability
To the extent permitted by law, our liability for any claim arising from a schedule is limited to the fee paid for it. Nothing in these terms excludes rights you have under the Australian Consumer Law.
Project and contract work
Quantity surveying and commercial management engagements are governed by the written proposal issued for each engagement, which sets out the scope, fee, timing and deliverables.
