What a depreciation schedule does, in plain terms
Your investment property loses value as it ages: the building itself (Division 43) and the fittings in it such as carpet, blinds, air conditioning and the oven (Division 40). The ATO lets you claim that loss each year as a tax deduction. A depreciation schedule is the report that works out those amounts for the next 40 years so your accountant can claim them. Most investors who have never had one are leaving money unclaimed.

Questions investors ask
Do you need to visit the property? Usually not. We work from photos and video that you or your property manager take, plus the purchase documents, and visit where the property needs it.
Can I claim previous years? Your accountant can usually amend the last two years’ returns. The schedule covers them.
Is it tax deductible? The fee for the schedule is itself a tax deduction.
What if it is not worth doing? Then we tell you before you pay. That is the free eligibility check.
